Join a respected Bay Area estate landscape firm that has grown over decades into a team of more than 30 full-time professionals, operating under an active California landscape contractor license in good standing. The crew is the heart of the company: field technicians, foremen, and project managers take pride in every property they maintain and every landscape they build, and many have been with the firm for years because it invests in hiring, training, and keeping the best people in the industry.
This role is based in Redwood City, with projects across the San Francisco Bay Area.
Role SummaryThe Project Manager leads every non-maintenance project across the Bay Area, from complex residential and estate landscape enhancements to large installations of $2M to $5M. You own each project from preconstruction through final punch list and closeout, bridge the gap between sales and field production, and work directly with ownership on the direction of the construction division.
Key Outcomes- Projects land on margin, schedule, and quality. Job costs stay inside target through weekly review, and labor overages and material waste get caught and corrected before they reach the principal.
- Changes never become surprises. Every field change is documented, priced, and approved by the client before work proceeds.
- Problems surface in the field, not the office. Frequent, unannounced site walks audit quality and progress against the schedule, and you resolve field issues, subcontractor conflicts, and technical installation challenges as the main point of escalation.
- Bids match what the field can build. You review estimates with sales and estimating so labor hours, material costs, and constructability are realistic, and you feed what the field learns back into the next bid.
- Crews never wait on materials. You forecast lead times, approve major purchases, and negotiate pricing on stone, plants, and irrigation supplies.
- The construction division runs on rails. You manage workflow, labor forecasting, and equipment scheduling, prequalify and manage subcontractors, approve subcontractor invoices, division payroll, and monthly billings, and coach foremen and crews alongside the Operations Manager.
- Every site is safe. Foremen run daily site-specific hazard assessments, the company injury and illness prevention program is enforced, and any incident or near miss is investigated and reported under Cal/OSHA requirements.
- Clients and partners come back. Homeowners, architects, landscape architects, designers, and general contractors see the firm as a premier partner, and every project closes with a professional walkthrough, a completed punch list, and irrigation plans in the client's hands.
- At least 5 years in landscape construction (10 to 20 preferred), including at least 2 to 3 years in a senior management role overseeing multiple crews and high-dollar projects.
- Deep knowledge of hardscape construction (pavers, walls), complex irrigation systems, drainage and grading, and horticultural best practices.
- Fluency reading civil, landscape, and architectural plans, and the eye to catch constructability issues before framing.
- High proficiency with project management, design, rendering, and estimating software such as Procore, Bluebeam, CAD, PlanSwift, and Sage, plus Microsoft Office.
- A valid driver's license and clean MVR. A C-27 Landscape Contractor license or CLP (Certified Landscape Professional) is a plus.
- Bilingual English and Spanish, highly preferred.
- Comfort on active sites: climbing ladders, uneven terrain, heat and dust, travel between job sites, lifting at least 50 lbs, and working alongside the crew when the project calls for it.
- Base salary: $120,000 to $225,000 depending on experience.
- Discretionary annual performance bonus of up to 10% of base.
- Vehicle: choice of a company truck, or your own vehicle with a $600 monthly allowance plus an $800 monthly gas allowance.
- Health, dental, and vision insurance.
- Phone and tools as appropriate.
- Paid time off and paid company holidays.
